We open each new relationship by getting to know our clients, their desires, the way they want to feel in their spaces, and the way they see themselves (and want to be seen). We refuse to sacrifice the practical in favor of the aesthetic. Some of the best design emerges as the result of a previously insurmountable budget, design or construction “problem.” Our process includes clearly defined milestones, transparent budgets and communication that encourages accountability, all of which is designed to allow our team to become a valued and trusted part of your project (and often a dear friend). All DLD projects are closely overseen by Dana, in collaboration with her selected team members. Many of our clients find that initial discussions about contract allowances, and review of the space and architectural plans BEFORE they begin building are the best investments they make in the design of their projects with DLD. We know that careful budget review and prioritizing creates the best opportunity for less stress in the finish and furnishing selection process.

  • During our experience building hundreds of homes, we’ve developed a deep understanding of construction from framing and home automation to complex steam showers and re-routing HVAC. Each of these elements (and each phase of construction) presents it’s owns set of unique challenges and time sensitive decisions. We anticipate construction issues and successfully execute complex design features, along with handling and accounting for things that most designers would consider outside of their scope.  

  • I. PLAN

    - Review plans and work on preliminary space planning before meeting with an architect

    - Discuss the custom building process, where to start and what team members to hire

    - Assemble a team (builder, architect, landscape designer) and determine how to streamline communication and integrate them into the project

    - Determine foundational elements - where do I begin?

    - Review allowances and budgets against expectations to align them for project success

  • II. ANALYZE

    - Review cabinet CADs to maximize function, style and budget

    - Select a home automation system, determine correct recessed lighting, accent lighting, LED tapes, sconces and other decorative lighting to ensure adequate light and the ability to set the mood

    - Kitchen and bath design to ensure the client not only has the appliances and function of their dreams - but also the custom medicine cabinet with refrigeration for cosmetics, heated towel drawer and all of the bells and whistles - all while capturing the desired look

  • III. DESIGN

    - Select exterior finishes including paint colors, roofing materials, window finishes and configurations, door styles, exterior lighting, gutters and architectural elements

    - Dive into plumbing selections, finishes and function (design your steam shower including the heated seat, LED lighted linear niche, appropriate drainage, ventilation and all the heads)

    - Select decorative lighting and placement

    - Consider any custom architectural elements that may effect framing

  • IV. EXECUTE

    - Once all selections are finalized, we begin the procurement process to ensure that everything is carefully tracked and accounted for

    - The project management phase also begins once design is complete - including on-site visits and check ins with the team

  • V. INSTALL

    - Once construction is complete, it is time for the client’s big HGTV reveal moment. We coordinate the delivery and installation of all furnishings, window treatments and any other custom design elements in the home at once so the client is able to see their home come together all at once.
